Start on the Deal Dashboard tab and edit the 13 yellow input cells. Enter your property name, After Repair Value (ARV, your estimated resale value after repairs), resale expense percentage, rehab estimate and contingency, buyer holding and financing costs, acquisition closing costs, other reserves, minimum buyer profit, target gross assignment fee, wholesaler transaction costs, seller contract price, and end-buyer purchase price.

The calculator automatically updates 12 results so you can evaluate:

• Buyer economics: estimated resale expenses, rehab including contingency, total buyer costs excluding acquisition, maximum acquisition price, and buyer profit at your proposed end-buyer price.
• Your assignment spread: gross assignment fee and net wholesale proceeds before overhead, after the wholesaler transaction costs you entered.
• Your offer range: the seller price ceiling that preserves your target gross assignment fee and the headroom between your seller contract price and that ceiling.
• Your deal goals: whether the buyer profit goal is met, the target gross assignment fee is achieved, and the net assignment is positive.

Explore what happens when buyer pricing changes

The Scenarios tab compares five end-buyer purchase prices: 10% below, 5% below, your base price, 5% above, and 10% above. A Scenario Comparison Chart shows how the projected assignment spread changes across those prices.
